If this question is testing on the Not only..but also ||ism, I seriously dont like it..i mean the ||ism for Not only..x..but also y should also be in terms of their meaning..

farmland and inexpensive houses - +ve from the clearing
erosion and deforestation - -ve from the clearing

It sounds like : Not only did clearing benefit but it also harmed..a simple but should be ideally used in such scenarios..
